Historic Brick House of Shady Side Restaurant Sold for $600,000

The iconic Brick House of Shady Side, a beloved restaurant nestled in a charming 19th-century colonial-style home, has changed ownership after longtime proprietor Peter Litchfield decided to retire. The establishment, which has been a culinary cornerstone in the Shady Side community since 1999, was sold for $600,000 to Annapolis-based buyer Yiannes Kacoyianni.

A Rich History and Community Landmark

Located at 1530 Cedarhurst Road, the historic property dates back to circa 1849 according to signage at the establishment, though some sources suggest it was built in 1860. The Brick House has operated as a 125-seat restaurant with living quarters upstairs, where owner Peter Litchfield resided until the recent sale.

For over two decades, the Brick House of Shady Side has delighted patrons with its exceptional menu featuring:

  • Fresh seafood directly from Chesapeake Bay
  • Fine steaks cooked to perfection
  • Classic American cuisine

A Beloved Culinary Institution

The restaurant has earned a reputation for its inviting atmosphere and high-quality dining experience. Regular patrons have praised the establishment for its:

  • Consistently high-quality meals with fresh ingredients
  • Cozy ambiance featuring a lovely fireplace during colder months
  • Attentive and friendly service

“The food has always been prepared to high standards, never overcooked, and nicely presented,” noted one longtime customer.

Another patron described the Brick House as capturing “the laid-back and unrushed community atmosphere you don’t often see in the 21st century”.

A Special Touch from the Owner

Peter Litchfield was known for adding personal touches to the dining experience. During one Valentine’s Day celebration, female customers were surprised with free roses and huge strawberries hand-dipped in chocolate. His generous and friendly demeanor, often stopping by tables for brief conversations with guests, contributed significantly to the restaurant’s charm and appeal.

Community Significance

The Brick House isn’t just a restaurant—it’s a piece of Chesapeake Bay heritage. As one reviewer noted, it has been “in Shady Side for over 100 years” and offers “quaint and homey” surroundings with “a large fireplace and a multi-level dining room”.

“This property holds a special place in the community, and it was a pleasure working with Peter through this transition,” said Judith Neighoff, vice president of Hyatt Commercial, who represented the seller in the transaction. “The Brickhouse Restaurant has been a local landmark for decades, and we’re excited to see how Yiannes carries its legacy forward.”

The Real Estate Transaction

Scott Shineman of Coldwell Banker represented buyer Yiannes Kacoyianni in the transaction, while Judith Neighoff handled the seller’s interests. The property’s sale marks the end of an era for the Shady Side community, but also the beginning of a new chapter for this treasured establishment.

Former employees have expressed their appreciation for Litchfield’s mentorship. One noted on social media: “Working at the Brick House made me want to learn and grow as a cook. Thank you for giving a young punk a great opportunity, Pete! Love ya, buddy!”

As the Brick House of Shady Side transitions to new ownership, the community eagerly anticipates how Kacoyianni will honor the restaurant’s rich traditions while potentially bringing fresh ideas to this cherished local institution.
